A developer in Bridgwater, Somerset, has successfully appealed for permission to build seven new bungalows on the outskirts of Creech St Michael village. Huntworth Properties' application, submitted in July 2022, received the green light after Somerset West and Taunton Council failed to make a decision within a reasonable timeframe, prompting the developer to appeal. The Planning Inspectorate ruled in favor of the developer, deeming it unproblematic from a legal standpoint.
The bungalows will be located on Dillons Road, adjacent to the Bridgwater and Taunton Canal, with a footpath connecting the area to the existing public right of way. To address potential environmental impact, a package treatment plant will be installed on site, and new woodland will be planted at the northern edge of the development. The decision, made following a site visit by Planning Inspector Alexander O’Doherty, signifies progress for the developer despite the lack of affordable housing in the project.
In response to concerns about phosphates, O’Doherty emphasized that the proposed nutrient neutrality scheme presented no substantial evidence of adverse effects on the area. Additionally, he noted that the development’s limited scale would have minimal impact on local services and facilities.

While a reserved matters application for the design and layout of the homes is pending, the Planning Inspectorate is expected to rule on plans for 100 more homes in the village by spring, following a public inquiry in early 2023.
