New data from real estate company Property Solvers has unveiled the village near Yeovil with the slowest housing market in Somerset. With houses in the Martock postcode TA12 taking an average of 160 days to sell, it stands out as the most sluggish housing market in the region over the past year.
Other postcodes with languishing property sales include TA3 (Taunton) and BA4 (Shepton Mallet), where homes took an average of 158 days to find buyers.
In a surprising turn of events, the data also revealed that the fastest housing market in Somerset was not in-demand Bath, but instead Somerton (TA12), where properties took just 121 days to sell on average between March 2024 and March 2025. The second fastest market was found in BA2, encompassing the Southern suburbs of Bath, Peasedown St John, and Limpley Stoke.

According to Ruban Selvanayagam, co-founder of Property Solvers, the industry’s greater adoption of tech-driven efficiencies is expected to help reduce transaction lengths. He noted that improvements in the accessibility and transparency of property-related data will make transactions more seamless. Selvanayagam also mentioned the urgency among buyers to complete transactions before the reintroduction of the 2% Stamp Duty Land Tax (SDLT) band on 1st April.
Property Solvers utilized their speed of sale tool to identify the hottest and slowest market areas, analyzing over 1,184 property sales in the region between March 2024 and March 2025.
