Somerset Village Faces Backlash Over Controversial 115-Home Development Plan

A proposed development of 115 new homes in the Somerset hamlet of Haydon has sparked significant concern among residents and local officials, who argue the plan would dramatically alter the community’s character. The new housing would represent nearly a 50% increase in the village’s size, from approximately 245 existing dwellings to an added 115.

Nearly 100 residents gathered at a public meeting on September 16 at the Haydon Cue Club to voice their opposition to the application submitted by Silverwood Partnership. The proposed site is a field adjacent to Grovewood Road, currently used for agriculture.

Councillor Lesley Mansell described the project as “excessive” in a statement, emphasizing that such a large-scale development is unprecedented for a small, close-knit community like Haydon. According to Mansell, the Local Plan—designed to meet housing needs—permits 340 homes in Radstock between 2011 and 2029, a target that has nearly been fulfilled. Adding 115 homes would disproportionately exceed Radstock’s allocated share of the Somer Valley housing requirement.

Residents also expressed concerns about the loss of valuable farmland and the limited local amenities. The development’s claim that Radstock’s facilities are within a five to 10-minute walk was heavily criticized. Councillor Mansell pointed out that this perspective overlooks practical challenges such as the distance, uphill terrain, and accessibility issues for those carrying shopping, pushing buggies, or living with disabilities. Additionally, she highlighted worries about increased traffic congestion, particularly at the already problematic junction of Church Street and The Street.

The controversy highlights tensions between accommodating growth and preserving the rural character and quality of life in small villages like Haydon.
