Somerset Million-Pound Property Hotspots Revealed as Prices Surge

The UK property market is witnessing a significant rise in high-value homes, with around one in every 20 properties on the market now priced at £1 million or more. According to data from property website Rightmove, the number of homes listed at this seven-figure threshold has doubled over the past six years, highlighting a booming luxury segment.

Between January and April 2025, Rightmove recorded a 103% increase in million-pound properties compared to the same period in 2019. Currently, just over 5% of homes for sale across Britain command prices above £1 million, up from just under 3% six years ago.

While London remains the epicenter of the luxury property market, commuter belt areas such as St Albans, Windsor and Maidenhead, Three Rivers, and Waverley now boast about one in five homes listed at or beyond the million-pound mark. Outside London, regions like Cornwall have experienced the most dramatic growth, with the number of million-pound properties on the market soaring by 246% since before the pandemic — a surge partially driven by buyers seeking more space in scenic, coastal locations.

Somerset is also among the top hotspots for luxury homes, with a 226% increase in million-pound listings recorded between 2019 and 2025. Other notable areas include Uttlesford (233%) and North Yorkshire (210%), all reflecting a broader trend of rising property values outside major urban centers.

Luxury property expert Colleen Babcock of Rightmove commented, “The surge in million-pound homes across Great Britain is remarkable. Areas beyond London, such as Somerset and Cornwall, are clearly benefiting from shifting buyer preferences. For example, Mole Valley stands out, with 22% of its available homes now in the million-pound bracket, underscoring the growing appetite for high-end properties across the country.”

Among local authorities with the biggest jumps in the volume of million-pound properties from early 2019 to early 2025 are:

  • Cornwall (246%)
  • Uttlesford (233%)
  • Somerset (226%)
  • North Yorkshire (210%)
  • Wealden (201%)

In terms of the proportion of million-pound homes for sale, South East areas dominate, with Mole Valley and Waverley each having around 22% of listings at this level. Windsor and Maidenhead leads with 23%, closely followed by Richmond upon Thames, London, at 33%.

The areas boasting the highest concentrations of luxury homes are largely London boroughs, including Westminster, Kensington and Chelsea, and Wandsworth. Buckinghamshire and Elmbridge also rank prominently outside the capital.

This data underscores the continuing strength and geographic diversification of the UK’s luxury property market, as demand for upscale homes accelerates beyond traditional city centers into broader regions with attractive lifestyle offerings.
