Somerset Housing Estate in Limbo as Developer Enters Administration

The future of the Exmoor Gate housing development in Minehead hangs in the balance following the developer’s recent entry into administration. Stratton Land Ltd., a London-based firm with an office in Tiverton, had been overseeing the construction of 69 homes on the southern side of the A39 Porlock Road, adjacent to Exmoor National Park.

The project had already encountered challenges, with the developer citing financial viability issues. In February, Somerset Council approved a reduced financial contribution from Stratton Land towards a new community centre. This reduction was partly justified by the unexpected costs involved in removing and storing topsoil offsite in Watchet.

However, these measures were insufficient to sustain the project. On May 9, Stratton Land Ltd. called in administrators, as confirmed by Companies House. Leeds-based PKF Littlejohn Advisory Ltd. was appointed to manage the administration process but has not provided updates about the future of the Minehead site.

Should a new developer acquire the site, they will be responsible not only for completing the remaining homes but also for fulfilling the Section 106 agreement obligations. This includes the £175,614 contribution towards the community centre that had been renegotiated earlier this year.

A Somerset Council spokesman stated, “We are working with all concerned parties to ensure the development moves forward. Section 106 agreement contributions are tied to the land and will be honoured under any new agreements.”

Tiverton and Minehead MP Rachel Gilmour expressed her disappointment over the situation, highlighting the impact on affordable housing availability in the area. She urged the government to facilitate more financially viable solutions for providing affordable homes in rural communities.

Ms. Gilmour said, “Stratton Land Ltd. entering administration is a disappointing outcome for many, especially those hoping for affordable housing in their area.

“Providing truly affordable housing must remain a priority amid today’s housing challenges, and when a developer exits, it’s a loss for local communities.

“The government should collaborate closely across sectors to ensure affordable homes become a reality for those who need them.”
