Shepton Mallet Approves Expansion Plans to Meet Future Housing Needs

Shepton Mallet is set to expand with additional homes planned near the Mid Somerset Showground, following the formal adoption of the Shepton Mallet Neighbourhood Plan into Somerset Council’s planning policy. The plan was overwhelmingly supported by 84% of local residents in a referendum held on July 17.

Aligned with the Mendip Local Plan Part I, most new housing developments will take place on the land south of A371 Cannard’s Grave Road. Developer C. G. Fry has proposed a project including 620 homes, commercial spaces, a care home, and a primary school, which is expected to be reviewed by councillors later this year.

In response to increased government housing targets and delays in other projects, the Neighbourhood Plan has designated additional adjacent land for around 150 more homes. This site, located on the western side of Compton Road near Cannard’s Grave, is expected to see most construction by 2034.

The plan highlights that this site is crucial to fulfill the town’s housing needs and complements the larger Cannard’s Grave development, which has faced delays. Its location links smoothly with surrounding areas, minimizing traffic impact on Shepton Mallet’s historic center. Thoughtful integration of green corridors and open spaces will ensure the development blends with the nearby countryside and avoids flood-prone zones near the River Sheppey.

Beyond housing, the new site will include a community building equipped with meeting rooms, social and health facilities, a children’s play area, allotments, and a community garden. Richard Thomas, chair of the Neighbourhood Plan steering group, emphasized the importance of these amenities after prior developments failed to deliver promised community spaces. He noted the town lacks any publicly-owned community meeting venues and stressed the need for councillor support to secure these facilities.

The Neighbourhood Plan also addresses key aspects such as housing design, parking requirements, and improvements for walking and cycling. Developers will be required to contribute toward expanding the Strawberry Line and other elements of the ‘Somerset Circle’ active travel network.

Furthermore, the plan protects 15 green spaces within the town, including Collett Park, Kilver Court Gardens, areas surrounding the River Sheppey Weir, and The Meadows, ensuring these areas are preserved and enhanced.

Councillor Mike Rigby, portfolio holder for economic development, planning, and assets, praised the dedication of volunteers involved in the plan’s development, many of whom contributed over nearly eleven years. “Without their efforts, this progress would not have been possible,” he said.

With the plan now formally adopted, it will guide future planning decisions in Shepton Mallet, including those concerning the designated sites. Alison Blom-Cooper, Chief Planning Officer, confirmed that policies from the Neighbourhood Plan will be a key factor in evaluating upcoming planning applications, including the significant proposals for Cannard’s Grave Road.
