Second Bid to Develop Cul-de-Sac in Somerset Village Bungalow Garden Under Review

A revised proposal to demolish a bungalow and replace it with a small cul-de-sac is set to be reviewed by Bath & North East Somerset Council. The original application, submitted for 22 The Tynings in Saltford, was refused in January due to concerns over a “cramped” development of five homes on the extensive garden.

Applicant Sandy Veer has now scaled back the scheme to four homes, each with larger garden spaces, in an effort to address the council’s objections. Previously, council members criticized the original plan for being one of the most overdeveloped they had encountered. Councillor Paul Crossley described it as “completely inappropriate,” citing the cramped layout and lack of green space as detrimental to the area’s character and neighboring properties' residential amenity.

The new proposal has received cautious support from the council’s planning officers, who noted that the reduction in dwelling numbers and expanded green infrastructure sufficiently addresses earlier reasons for refusal concerning the development’s impact on local character and appearance.

Despite these adjustments, the plan continues to face opposition from locals, with 13 objections lodged. Objectors C and J Primrose argue that even the reduced number of four homes is excessive, referencing the committee’s previous suggestion that three homes would be more suitable. They express concerns about the cramped nature of the site, environmental harm, and increased traffic congestion in the vicinity.

The planning committee is scheduled to make the final decision on Wednesday, June 10.
