A rogue builder has been ordered to pay a mere £114 in compensation after taking £90,000 from a couple for work he failed to complete, leaving his victims to deal with the aftermath. James O’Shaughnessy, trading as EJ Build and Renovate, was contacted by the couple in August 2022 to construct an extension to their family home. Despite being quoted £116,700 for the work, the 41-year-old builder only managed sporadic attendance at the site and failed to provide evidence of material purchases when requested.
As the relationship between the couple and O’Shaughnessy deteriorated due to the lack of progress, the builder was asked for a cost breakdown for the work, which he failed to provide. Ultimately, a Royal Institution of Chartered Surveyors (RICS) approved quantity surveyor assessed the value of the incomplete work at £26,000, excluding VAT.
Despite a County Court judgment in favor of the couple, O’Shaughnessy has failed to settle the claim against him, pleading guilty to three counts of fraud at Salisbury Crown Court. He was handed an 18-month community order and warned that breach would result in a prison sentence of two years and three months.

In a devastating victim impact statement, the couple expressed their hurt and confusion at the situation, emphasizing the impact on their trust, goodwill, faith, and hope. They reiterated their commitment to providing for their children despite the financial and emotional strain caused by the builder’s actions.
Sarah Valdus, director of environment at Wiltshire Council, highlighted the devastating impact of the crime on the victims and emphasized the council’s commitment to pursuing justice for such fraudulent activities and raising awareness to prevent others from falling victim to similar schemes.
