Proposal for 400 New Homes Adds to ‘Unprecedented’ Development in Backwell

Backwell, a North Somerset village already experiencing significant growth, could see the addition of up to 400 new homes on its eastern side. Developer Rubix Land has announced their intention to submit an outline planning application for a mixed-use development on this land, actively inviting residents to contribute their input in shaping the project.

This proposal would follow several major developments already approved for Backwell, which currently has around 2,000 homes. On the village’s western side, planning permission has been granted for 515 homes, and an additional 215 houses are under construction in two separate projects on Farleigh Fields—an area revered as the village’s “green lung.” At a recent North Somerset Council planning committee meeting, this level of new housing was described as “unprecedented” for the region.

The site Rubix Land aims to develop to the east is included in the draft of North Somerset Council’s new local plan, which outlines future planning policies and designated development areas. Rubix emphasizes that although the plan remains in draft form, it is supported by strong evidence and holds increasing influence as it nears adoption.

Key features of Rubix Land’s plans include a new road linking Farleigh Road (A370), near the leisure centre, to Station Road beside Nailsea’s railway station. The majority of homes would be located on fields south of the railway line, while fields to the north are proposed to become an “ecology park” complete with wildflower meadows, orchards, and walking trails designed to offer a tranquil retreat.

The development is planned as a high-quality, sustainable community, providing a variety of housing options and including 40% affordable homes to help local residents remain in the area.
