North Somerset Village Proposed as Site for Fully Affordable Housing Development

Plans are underway for a significant new housing development in the small North Somerset village of Claverham, near Yatton. Developer Latimer has submitted a planning application to North Somerset Council proposing 120 homes, all designated as affordable housing. This contrasts with many recent developments in the district, which typically allocate only the standard 30% for affordable units.

The proposal divides the housing evenly between social rent and intermediate affordable housing, the latter available through shared ownership schemes. According to the application: “The scheme is therefore 100% affordable housing.”

The proposed site spans two fields at the northern edge of Claverham and would be accessed via a new road branching off the High Street, just before Jasmine Lane, complemented by a footpath adjacent to the scout hut. In addition to the homes, the development could include a new local shop to serve the community.

The application highlights the opportunity to address housing supply shortages and support strategic planning goals within North Somerset. It suggests that an increased local population may enhance the viability of public transport and bolster enrolment at local primary schools.

The developer has indicated that the plans will incorporate measures to ensure resilience to climate change and foster opportunities for local wildlife. However, some local residents have expressed concerns about the loss of agricultural land possibly exacerbating flooding issues and reducing habitats for protected species such as horseshoe bats.

One local resident commented neutrally: “We do definitely need more affordable housing, there’s no doubt about that but the environment is also important.”
