In a bid to downsize its operations and introduce retirement living options, the Co-operative Group Ltd. has partnered with McCarthy and Stone Retirement Lifestyles Ltd. to propose the development of 35 flats in a Somerset coastal town. The plan involves replacing the existing Co-operative Food store with a more modern outlet and constructing retirement flats and associated facilities to the rear. The new food store will have a combined floor space of around 4,400 sq ft, with a smaller footprint designed to cater to the convenience needs of the local community.
The site is strategically located within the heart of Minehead town centre, offering convenient access to various amenities and green spaces. The proposed retirement properties comprise a mix of 24 one-bedroom and 11 two-bedroom flats, equipped with a residents' lounge, communal gardens, and designated rooms for accommodating family members. Additionally, the development will provide 21 parking spaces for the flats, 19 for the retail unit, and storage for mobility scooters and bicycles.
One of the significant advantages of this development is that it does not require additional phosphate mitigation due to its location, potentially expediting the commencement of the project post-approval. The downsizing of the food store is aimed at enabling the Co-op to effectively differentiate its offerings and compete in the local market, particularly during peak tourist seasons when longer trading hours are crucial.

The proposed project is awaiting a decision from the Somerset Council, which is expected by the end of spring. The council will review the plans and assess the best course of action for the prospective development.
