A thriving new housing development near Taunton is set to benefit from new local shops, including a convenience store and other commercial units, following planning approval.
Hallam Land Management initially secured outline planning permission in February 2023 to deliver up to 80 new homes and a takeaway outlet on land north of Dene Road in Cotford St. Luke, located northwest of Somerset’s county town. The site was later sold to Lovell Homes, which is currently building the new residences at The Oaks estate after detailed plans were approved in April 2025.
Recently, Hallam Land Management obtained detailed planning permission for the site’s commercial element. Somerset Council has approved plans for a local centre featuring a convenience store and three additional employment units. These units could accommodate businesses such as a restaurant, takeaway outlet, or hair salon.

Positioned near the estate’s entrance, the retail units will occupy two single-storey buildings, totaling nearly 6,000 square feet. The convenience store will offer approximately 3,000 square feet of retail space, while the remaining units share close to 3,000 square feet. The development includes 18 parking spaces, which feature two disabled bays and two electric vehicle charging points, served by existing estate roads.
Nexus Planning, representing the applicant, highlighted the development’s design: “The layout, scale, appearance and landscaping will create an attractive, well-designed environment that enhances the neighbourhood’s character and amenities.”
The new commercial centre is expected to generate up to 20 local jobs, depending on businesses that occupy the units. The planning application was approved through delegated authority by Somerset Council’s planning officers rather than a public committee.
Planning officer Anthony Pick commented: “The proposal for four commercial units across two buildings, along with parking and public space, is aligned with the outline planning permission and meets the approved guidelines for this local centre.”
Construction of the shops is anticipated to begin before Christmas, promising valuable amenities for the expanding Cotford St. Luke community.
