New Local Shops Approved for Taunton’s Expanding Cotford St. Luke Neighbourhood

Plans for new retail units, including a convenience store and potential takeaway, have been approved for a growing housing development near Taunton. The Oaks estate, located north of Dene Road in Cotford St. Luke, is set to feature up to 80 new homes alongside a vibrant local shopping area.

Hallam Land Management originally secured outline planning permission in early 2023 to build the homes and a takeaway outlet. The site has since been sold to Lovell Homes, who are currently progressing with the detailed construction plans approved in April 2025.

Most recently, detailed permission was granted for four commercial units as part of the estate’s ‘local centre.’ These single-storey buildings will house a 3,000 sq ft convenience store plus three additional retail spaces offering nearly 3,000 sq ft collectively. Potential uses for these units include a restaurant, takeaway, and hair salon.

Located near the development’s entrance, the retail units will be supported by 18 parking spaces, including electric vehicle charging points and disabled bays, accessible via existing estate roads.

A Nexus Planning spokesperson highlighted the thoughtful design of the scheme, stating it will “achieve an attractive, well-designed development” that enhances the character and amenities of the area.

The new retail offerings are expected to create up to 20 local jobs, depending on the future occupants of the units.

The Somerset Council approved the scheme through delegated powers, reflecting its compliance with the outline permission and floor space requirements.

Planning officer Anthony Pick commented that the proposal aligns well with the broader development plan, providing necessary facilities to support the residents of Cotford St. Luke.

Construction of the retail units is anticipated to begin before Christmas, bringing convenient services closer to the new community.
