Up to eleven new industrial units are set to be constructed on the outskirts of Williton, Somerset, as part of a significant mixed-use development. The Wyndham Estate initially received outline planning permission in November 2021 to build up to 350 homes, commercial premises, and allotments along A39 Priest Street at the village’s western edge.
Following the sale of the residential section to Lovell Homes, detailed plans—referred to as ‘Station Fields’—were approved by Somerset Council in May 2025. Now, The Wyndham Estate has submitted more detailed proposals for the commercial portion of the project, with the council expected to decide by early summer.
The proposed commercial units will occupy the south-eastern corner of the site, bordered by Priest Street, the primary access road to the new homes, and Mamsey Lane, which previously provided agricultural access. To ensure minimal impact on existing residents at Williton’s western edge, the units will be visually screened by a mixed native hedgerow and a tree-lined avenue, enhancing the development’s overall green buffer.

Arranged in two blocks around a central courtyard, the 11 industrial units will collectively offer approximately 1,750 square feet of flexible employment space. Amenities include 34 car parking spaces, featuring two accessible bays and three electric vehicle charging points, as well as a bicycle shelter accommodating ten bikes and dedicated motorcycle parking.
A Savills spokesperson representing the applicant explained, “The proposals would add around 1,000 square meters of flexible floorspace to support the local economy. Importantly, the outline planning restrictions specify that only up to 200 of the 350 consented homes can be occupied before the commercial space is developed. Thus, these units are essential to unlocking the remaining 150 homes.”
The proposed scheme aims to provide functional, attractive buildings that complement the broader development and facilitate the full benefits of the outline permission. The council’s decision on these commercial plans is anticipated within the coming months.
In addition, a decision is expected soon regarding two new segments of the Steam Coast Trail multi-user path, which are part of the planning permission conditions. These new connections would enhance pedestrian and cyclist safety by linking the new homes to St. Peter’s Church of England First School and providing a safer route to nearby Watchet via Doniford Road.
