New Homes Planned for Somerset City Edge

A major land promoter has released initial plans for the construction of over 100 new homes on the western edge of Somerset’s smallest city, Wells. The proposed housing development is set to be located on the north side of the B3139 Wookey Road, between the Wells Touring Park and the main road, with a green buffer near the River Axe.

The site, spanning 9.4 hectares and currently comprising three agricultural fields, is part of an area experiencing significant housing development. The plans include a commitment to integrate 40% affordable housing, offer a mix of property sizes, and provide amenities such as a children’s play area and public open space. Additionally, provisions will be made to enhance existing public walking and cycling links in the surrounding area.

The promoter has justified the proposal by citing the increasing housing demand in the former Mendip area and the delays in finalizing the new Somerset Local Plan. The project is also deemed suitable due to the changing context of the area in light of ongoing developments.

Following an initial screening request, the project is expected to progress to the submission of outline plans, which will then undergo wider public consultation.
