Plans to build 16 new homes on Piece Lane at the northern edge of Shepton Beauchamp have received approval from Somerset Council, allowing construction to start early next year. The development, proposed by West of England Developments (Taunton) Ltd., had faced delays due to environmental concerns related to phosphate levels affecting the Somerset Levels and Moors.
The site, currently accessed by an agricultural track, will see this route converted into an estate road with an added footpath, improving connectivity for residents. Among the new homes, six will be designated as affordable properties managed by Abri housing association, helping address local housing needs.
To protect the environment, a package treatment plant will be installed on-site to remove phosphates before water enters the River Parrett catchment. Additionally, an attenuation pond at the southern end of the development will reduce flood risks for both new and existing residents.

The developer will also contribute over £48,000 towards enhancing facilities at Shepton Beauchamp Recreation Ground, benefiting the community. Local services including a school, shop, pub, and village hall position the village as a sustainable location for new housing.
Planning officer Steven Hoang highlighted that the development aligns with district housing needs and reflects the character of the area through its design and materials. The approval was granted under officer delegated powers, rather than by the public planning committee.
