New Homes Approved for Castle Cary

The approval for the construction of 162 new homes in Castle Cary has been backed by local councillors. Persimmon Homes Severn Valley was granted permission to build the homes on the B3152 Station Road, with plans to set aside land for a new primary school.

The development follows a reserved matters application submitted in 2019, reducing the initial number of homes to 162. Somerset Council has supported these revised plans, paving the way for potential construction to commence later this year.

The Station Road site will feature a central spine road, connecting with Torbay Road, where 57 of the homes will meet the council’s 35% affordable housing target. The properties will be constructed to high energy efficiency standards, with provisions for solar panels and electric vehicle charging points. Additionally, the site includes areas earmarked for an extension to the Torbay Road industrial estate and a new primary school. An allocation of over £404,000 has been made towards new school spaces in the area.

To fulfill the outline plans, the developer must contribute funds towards local amenities and facilities, including changing rooms, playing pitches, community hall enhancements, and local youth facilities.

Despite the unanimous approval, concerns were raised regarding the design of the estate and adherence to local and national policies. The ongoing phosphates crisis has delayed over 50 developments in the South Somerset area, leading to the need for additional mitigation measures.

While the development marks a significant addition to Castle Cary, it has sparked some controversy, particularly regarding its impact on the local landscape and infrastructure. However, the committee’s unanimous decision to support the plans reflects the collaborative effort and careful planning involved.

Claire Burton, the managing director at Persimmon Homes Severn Valley, expressed gratitude for the support and emphasized the scheme’s broader benefits for the local community, including environmental enhancements and support for the local economy.
