Revised plans have been submitted to redevelop the former Yeo Valley campus site located on the edge of the Mendip Hills in Somerset. Originally, Yeo Valley Farm and Holt Farms Ltd. sought permission in 2018 for up to 100 new homes, a 60-bed care home, business units, and a nursery. Although Sedgemoor District Council approved these plans in 2020, legal agreements were only finalized in May 2023. Subsequently, Homes England acquired the site and presented updated proposals that were approved by Somerset Council in November 2024.
Now, Woodstock Homes (Construction) Ltd, collaborating with Homes England, has put forward further revisions focusing on the residential component, while LNT Care Developments Ltd has introduced new plans for the care home. Somerset Council is expected to decide on both proposals before Christmas.
The site, bordering Cheddar Woods Resort and Spa, lies within the Mendip Hills national landscape. The revised plan includes 56 homes, featuring three live/work units that combine residential and office space to support home-based businesses. Housing types will range from one-bedroom flats to four-bedroom houses. However, only eight homes will be designated as affordable due to the brownfield site’s financial constraints. Most houses will be situated at the southern end, with a total of 161 parking spaces provided, including visitor spots.

A major portion of the northern site will be dedicated to green landscaping and tree planting to serve as a buffer between the development and the adjacent campsite and protected landscape. Near the entrance, a new 250 square meter nursery and a 600 square meter commercial building will be constructed for offices or light industrial use.
The development also includes an active travel link for pedestrians and cyclists connecting to Cheddar and the nearby Strawberry Line. LDA Design, representing the developers, emphasized the project’s significant contribution to Somerset’s housing supply and employment opportunities.
The care home, developed by LNT Care Developments in partnership with 376 Estates (Cheddar) Ltd. and Homes England, will be located in the site’s southwest corner. It will feature 66 bedrooms over three storeys and is expected to create up to 60 jobs locally. LNT highlighted the sustainable location of the site, its proximity to public transport, and the crucial need for specialized residential care facilities in the area.
Somerset Council plans to review these major proposals publicly within the next six months via its planning committee for the former Sedgemoor area. Construction of the care home could commence approximately 16 months after securing planning permission.
