Nearly 80 New Homes Proposed Near Somerset Secondary School

Plans to build nearly 80 new homes near Ansford Academy in Castle Cary, Somerset, are under consideration, promising a significant boost to local housing. The proposed development, submitted by Wyke Farms, would see up to 77 homes constructed on the southern side of Maggs Lane, just a few hundred yards from the secondary school.

Ansford Academy serves around 500 pupils aged 11 to 16 and is located at the north-eastern edge of Castle Cary. The development site lies adjacent to the Caryford Community Hall, occupying an L-shaped area bordered by Solomon’s Lane and an existing playing field.

Access to the new housing estate will be created through a new junction onto Maggs Lane, opposite the academy’s sports pitches. Homes will be primarily concentrated on the eastern part of the site, with pedestrian pathways connecting Solomon’s Lane and the community field. Public open spaces will be established around the perimeter, enhancing the neighborhood’s recreational appeal.

Importantly, 27 of the 77 planned homes will be affordable, fulfilling Somerset Council’s requirement of 35% affordable housing on developments exceeding ten dwellings within the former South Somerset area. Housing options will range from one-bedroom flats and bungalows to five-bedroom family homes, with affordable units clustered centrally within the site.

A representative from Roach Planning, acting on behalf of Wyke Farms, highlighted the strategic logic behind expanding Castle Cary and Ansford to the north and east. The area’s proximity to essential infrastructure—including the local railway station—supports sustainable growth. The combined settlements offer comprehensive amenities such as schools, health services, shops, recreational facilities, and transport connections to Yeovil, Shepton Mallet, and Wincanton.

Recent housing interest on Castle Cary’s eastern side underscores growing development momentum. Nearby projects include approval for 81 homes on the former BMI site on Cumnock Road (granted on appeal in August 2024) and the green light for 24 homes on Olympic Drive in May 2025.

The proposed development near Ansford Academy will contribute financially to local schools, sports facilities, and community amenities, with the exact figures currently being discussed with council planners. Somerset Council is expected to reach a decision on the Wyke Farms proposal within the next six months.
