Nearly 200 new homes may soon be built on the eastern edge of North Petherton, Somerset, close to the M5 motorway, pending approval of fresh development plans. Gladman Developments unveiled proposals in early May for a residential community featuring 210 homes along Newton Road. Following initial feedback, the developer has revised the plan to 190 homes, now entering a public consultation phase.
The proposed site sits on agricultural land north of Petherton Park School, with road access from Newton Road and a pedestrian link to Meadow Place. It borders several existing residential estates: Chaucer’s Meadow (72 homes by Persimmon Homes Severn Valley), Royal View (130 homes by Barratt Homes), and another development of 33 houses by West of England Developments (Taunton) Ltd.
Of the 190 homes planned, 57 will be affordable, meeting Somerset Council’s 30% affordable housing policy for greenfield developments within the former Sedgemoor district. Gladman emphasizes the development’s role in addressing Somerset’s annual housing target of 3,773 dwellings as mandated by government guidelines.

A spokesperson for Gladman Developments highlighted planned environmental enhancements, including new gardens, trees, and hedgerows that will benefit residents and local wildlife. Traffic assessments suggest that the additional car journeys generated will not significantly affect the existing road network.
Although the development cannot accommodate new schools or health facilities on-site, contributions will be made to support additional residents’ needs in the wider community. The surface water management strategy has been designed to prevent increased runoff compared to current levels and accounts for climate change impacts.
Residents are encouraged to share their views on the proposals by visiting www.northpetherton-gladman.hub.arcgis.com before Gladman submits a formal planning application to Somerset Council later this year. A decision is expected by summer 2026.
This development follows a previous refusal in 2017 for 140 homes by Persimmon Homes on the same site, a decision which was upheld on appeal. Meanwhile, Somerset Council is also considering applications for other local housing schemes, including 175 homes near Taunton Road and 45 homes alongside new medical facilities in North Petherton.
