Legal Delays Stall Nearly 2,700 Somerset Homes Across 11 Key Development Sites

Nearly 2,700 homes planned across 11 significant development sites in Somerset are unable to proceed due to unresolved legal issues. Before any construction can begin, a Section 106 legal agreement must be signed by Somerset Council, developers, and landowners. These agreements ensure that necessary contributions toward community infrastructure and services are secured.

Somerset Council has identified these stalled developments, citing reasons such as land ownership disputes, incomplete submission of required information, and shortages of legal and planning staff. The delays affect multiple locations throughout Somerset, with some projects held up for more than a year.

The council released this update in advance of its strategic planning committee meeting on January 22 in Taunton. It’s important to note that this list only includes approved developments awaiting final legal sign-off, excluding those still undergoing consultation with statutory bodies, local councils, or the public.
