Two iconic Dorset landmarks have been revitalized to provide much-needed affordable housing for local residents, blending the region’s rich history with modern living.
In Chickerell, the former Ponderosa UK Stud—a globally recognised centre for racing pigeons—has been redeveloped into a residential community on Green Lane. The project delivers 19 affordable rent properties, including one-, two-, and three-bedroom bungalows and flats. Priority is given to households connected to Dorset Council’s area via the housing register.
The development honors Mary Bartlett and her family, who managed the stud for over 40 years. Large expanses of tarmac were removed, replaced by green communal and private gardens for residents to enjoy, enhancing the sense of community and natural beauty.

Simultaneously, in Dorchester, part of the historic Eldridge Pope Brewery—once a major local employer—has been transformed into The Hops, a contemporary housing complex aimed at supporting families in need of larger homes.
Developed by Aster in partnership with AJC Group, The Hops forms part of the ongoing regeneration of Brewery Square. Within the Malthouse block, 25 homes are offered: ten affordable rents allocated to residents with local ties and fifteen shared ownership homes for families connected through residency or employment.
Responding to demand for family-sized homes, the development also includes two three-bedroom houses and 29 four-bedroom townhouses, now occupied by 17 and 2 families respectively.
Amanda Williams added, “Dorchester has long struggled with affordable housing shortages. The Hops provides spacious, energy-efficient homes that meet local needs without sacrificing quality. Shared ownership offers an accessible path to homeownership with lower deposits and long-term security—options often unavailable through renting. Plus, residents benefit from convenient access to amenities, all while preserving the historic essence of the site.”
During the 2024/25 financial year, Aster delivered 131 homes across Dorset and plans to build an additional 450. Current projects include ongoing developments at Ponderosa, The Hops, Portland CLT, Romans Quarter in Gillingham, Crown Lane and Durbeyfield Park in Marnhull, and Poundbury.
