The future of the Firepool regeneration site in Taunton faces uncertainty as Somerset Council explores avenues to progress development. Situated on a largely vacant brownfield site between the A3087 Trenchard Way and the River Tone, the area has been awaiting revitalisation since the closure and relocation of the cattle market in 2008. Over the years, the council has invested in various enhancements to increase the site’s appeal to developers, including the recent completion of a car-free boulevard linking the railway station to the town centre.
Despite a masterplan approved in March 2023 envisioning a diverse development comprising 430 residential units, a hotel, cinema, bowling alley, nursery, health hub, retail spaces, and dedicated office and commercial areas, the council acknowledges this plan is currently not financially viable to deliver unaided. Recognising this, efforts have been made since January 2023 to ‘de-risk’ the site using central government and council funds. Key projects include raising the site above the floodplain, creating vital access roads, and installing utility connections, with works continuing through 2023 and into 2024.
In addition to infrastructure improvements, the Firepool Centre for Digital Innovation opened in spring 2024, offering versatile workspaces and event facilities for small and medium-sized enterprises. The boulevard, funded by the government’s Future High Streets fund, now provides a safe pedestrian route from the station to the Coal Orchard footbridge.

Lara Bell, Somerset Council’s Head of Regeneration and Major Projects, indicated that flexibility in housing mix, development uses, and phasing could improve the site’s viability. Soft market testing has shown continued developer interest, suggesting that Firepool remains a key site for Taunton’s town centre regeneration.
The council is now seeking a development partner to take the project forward under a development agreement structure. This approach allows the council to maintain influence over development while benefiting from external expertise and investment. Any proposed developments and selection of partners would require approval from Somerset Council’s executive committee. The committee is expected to consider appointing a development partner at its meeting on 2 September, with the procurement process potentially concluding before Christmas.
Funds amounting to approximately £495,000 have been allocated to further reduce site risks, support procurement, and carry out technical studies to clarify viable development options. This funding must be fully utilised by March 2028.
Councillor Mike Rigby, portfolio holder for economic development, planning, and assets, emphasised the site’s importance, stating: “Firepool is a nationally significant brownfield regeneration opportunity and a gateway into Taunton. We remain committed to realising its full potential in a manner that supports the town’s growth and prosperity.”
While some residential buildings and former office spaces exist on the site’s southern bank, much of Firepool awaits comprehensive development. Public consultation will continue as planning applications proceed, ensuring community input remains integral to the site’s evolution.
