The Bay Tree pub, a Grade II listed building located on South Street in Castle Cary, Somerset, is set to be converted into a private residence after receiving unanimous approval from the local planning committee.
Owned by Councillor Kevin Messenger, a Liberal Democrat division member for Castle Cary, the pub has been closed to the public since October 2025. Despite attempts by estate agents Cooper and Tanner to sell the property with a guide price of £465,000, no viable buyers were found.
Somerset Council’s Planning Committee South, responsible for major applications in the former South Somerset area, granted permission for the change of use. Committee members noted that Castle Cary’s existing night-time economy remains sustainable without the pub.
Situated within Castle Cary’s conservation area, the former pub is located just north of the town’s cemetery and near a recently approved housing development of 46 homes, given consent on appeal in November 2025.
The pub’s closure was attributed to declining trade, rising operating costs, and changing customer habits, with the business shutting its doors shortly before the housing appeal was concluded.
Plans for the building’s conversion include minimal alterations to preserve its historic character and appearance while enhancing accessibility for future owners.
Given Councillor Messenger’s position, the proposal was discussed at a planning committee meeting in Yeovil on 15 September, where he did not participate in the debate.
Supporters of the proposal emphasised the limited impact of losing the pub due to Castle Cary’s existing two pubs and various cafés and restaurants. Councillor Tom Power highlighted the rarity of pubs in rural areas but felt the change would not significantly affect the town, while Councillor Stephen Page noted the pub’s location outside the town centre and the unsuccessful efforts to sell it prior to closure.
After approximately 20 minutes of discussion, the planning committee unanimously approved the plans for the Bay Tree pub’s conversion into a private home.
