Dozens of Homes Proposed Opposite Crewkerne School

Plans for up to 67 new homes on the Goldwell Farm site, located opposite Wadham School in Crewkerne, Somerset, could move forward pending approval of revised proposals. Originally granted outline planning permission in June 2023 to Gleeson Land Ltd., the site has since been sold to Allison Homes SW Ltd., a developer known for delivering the Buttercross Meadows and Orchard estates in Somerset.

The proposed development occupies agricultural land on the northern side of Ashlands Road, near the Wool Garden project by Taylor Wimpey Exeter. Access to the site will be via a winding spine road from Ashlands Road, with visitor parking for the school relocated to ease traffic congestion during pick-up and drop-off periods.

Of the 67 homes planned, 23 will be affordable housing units distributed throughout the site to ensure inclusivity. The location offers convenient walking and cycling routes to local facilities, alongside nearby bus stops on Ashlands Road. Furthermore, the plan includes a pedestrian network connecting the site’s open spaces to an existing public right of way along its western boundary.

In response to environmental regulations following the Dutch N court ruling and advice from Natural England, the development must mitigate phosphate pollution affecting the Somerset Levels and Moors Ramsar site. Allison Homes intends to address this by installing an on-site package treatment plant to remove phosphates before they enter the River Parrett catchment.

Somerset Council is anticipated to decide on these revised plans before Christmas. Given the project’s scale, the planning committee south—responsible for significant developments in the former South Somerset area—is expected to review the application in a public meeting rather than through delegated officer powers.
