Discounted Somerton Homes to Keep Locals Close

A housing scheme in Somerton is providing substantial discounts to help residents maintain their ties to the area and secure affordable housing. The partnership between Somerset Council and Bloor Homes enables eligible local individuals to purchase newly constructed properties at just 65% of the market price.

The initiative, available at the Somerton Mead development, targets those with strong community connections and identified by Somerset Council as having housing needs. Eligible applicants must either reside in the parish, demonstrate close family ties, or work permanently in Somerton or neighboring parishes including Charlton Mackrell, Compton Dundon, High Ham, Kingweston, Kingsdon, Long Sutton, Pitney, and Walton.

Qualified applicants may also include individuals registered with Homefinder Somerset or any other council-approved low-cost homeownership scheme.

Kim Benson, sales director at Bloor Homes South West, explained, “We have collaborated with Somerset Council to offer discounted plots to local residents within the parish. The aim is to assist long-term residents in finding affordable housing while remaining close to their families and workplaces. Applicants must first meet Somerset Council’s criteria, and then our supportive sales team at Somerton Mead will guide them through the process.”

Currently, two homes are available under the scheme: a one-bedroom maisonette priced at £99,125 and a two-bedroom terrace at £178,750. Both are being offered well below their market values and are under the Stamp Duty threshold. Additional properties are expected to be included later this year.

The scheme is designed to ensure long-term affordability, with the discount applying to future resales. It is part of Somerset Council’s broader strategy to enhance housing accessibility for residents with modest incomes.

Councillor Fran Smith, associate lead member for adult social care and housing, stated, “This scheme aims to guarantee that local residents continue to have access to high-quality housing while keeping local communities intact. Once individuals meet the required criteria, they are eligible to purchase a new home at a 35% discount, and can benefit from the lower costs associated with owning a new home built using modern materials and meeting the latest energy efficiency standards.”

Applicants must demonstrate that they meet the income and local connection criteria to be considered. Those who qualify can apply by contacting the sales team at the development and submitting a confidential application form.
