Claverham Set to Gain 120-Home ‘100% Affordable’ Housing Development

Plans have been unveiled for a significant new housing development in the small North Somerset village of Claverham, near Yatton. Developer Latimer has submitted a planning application to North Somerset Council proposing the construction of 120 homes, all designated as affordable housing-a notable departure from many recent local developments that typically include only the minimum 30 per cent affordable housing quota.

According to the application, half of the homes would be offered for social rent, while the remaining half would be available as “intermediate affordable housing” through shared ownership schemes. The planning documents emphasise that the entire scheme would be “100% affordable housing.”

The proposed site encompasses two fields at the northern edge of Claverham. Access would be provided via a new road branching off the High Street, just before Jasmine Lane, complemented by a footpath adjacent to the scout hut. Beyond housing, plans also include the possibility of establishing a new local shop to serve the community.

The application highlights the development’s potential to address the local housing supply shortfall and to support strategic planning objectives within North Somerset. It suggests that an increase in the local population could enhance the viability of public transport services and support local primary schools.

Latimer stated that the development would be designed to be resilient to climate change and to create new opportunities for wildlife. Nonetheless, some local residents have expressed concerns during the consultation process, citing worries that building on agricultural land could exacerbate flooding risks and diminish habitats for the area’s protected horseshoe bat population.

A local resident, contributing a neutral comment, acknowledged the need for more affordable housing while emphasising the importance of protecting the environment.
