Charming Somerset village near coast set to expand with new housing

A “lovely” Somerset village near two bustling coastal spots is preparing for significant growth with the addition of new homes. Lympsham, situated just inland from Brean and Weston-super-Mare, is set to gain up to 40 new residences, marking a notable increase in its population and housing stock.

Originally, plans were submitted in July 2019 by Strongvox Homes Ltd, alongside J. D. W. Puddy & A. E. Reader, to develop 50 homes at Beavers Lodge Farm on Lympsham Road. After three years of discussions with planning officers, these proposals were revised to 40 homes and narrowly approved by Sedgemoor District Council’s development committee in July 2022.

Following a further four years of negotiations, Somerset Council has now signed the legal agreements needed for the development to proceed. Construction is anticipated to commence before the end of this year.

The site is located on the eastern edge of Lympsham, near the A370 Bridgwater Road, providing convenient connections to Weston-super-Mare and routes to Bridgwater and Cheddar via the A38.

Lympsham is often described by estate agents as a sought-after village that balances rural tranquility with easy access to amenities. Over the past year, the average property price has been a reasonable £270,000, based on three sales of terraced homes.

Greenslade Taylor Hunt, currently marketing a two-bedroom bungalow at £375,000 in the village, highlights Lympsham’s community atmosphere and proximity to local amenities such as a café, sports pavilion, village shop, countryside walks, and the coast. Similarly, Ashcombe Estate Agents is promoting a £340,000 three-bedroom semi-detached house, noting the village’s desirability and excellent transport links.

Lympsham Parish Council describes the village as “a lovely village with a village green at its heart,” where the population, having changed little since the 1800s, has recently grown to around 900 following two small developments. This new housing estate is expected to increase the population into four figures.

Access to the new site will be via Lympsham Road opposite Coppice Cottage, with two pedestrian routes connecting to the sports club and primary school. Under the terms agreed with Somerset Council, no homes can be occupied until both pedestrian links are in place.

The development will include a mix of one-bedroom maisonettes through to four-bedroom houses. Notably, 16 of the 40 homes will be designated as “local needs affordable homes,” available through social rent and shared ownership. Priority for these affordable homes will be given to individuals with close ties to the village, such as family connections or employment within the parish.

A representative from Focus On Design, which is representing the Taunton-based developer, stated that the scheme aims to create a high-quality environment that reflects Lympsham’s character while providing much-needed housing, including affordable options with varied tenures. The design will feature consistent architecture, materials, and detailing to produce a cohesive and vibrant community feel.

Strongvox has been involved in other regional developments, including the Cricketers Farm site on the A39 Cannington Road in Nether Stowey and has plans for further homes along Honiton Road in Trull.

Construction in Lympsham is expected to begin in the coming months, with the first new properties potentially available to buyers by summer 2027.
