Balconies at Bridgwater Flats Set for Replacement to Improve Safety

Residents of Saltlands House, a block of flats in Bridgwater, may soon benefit from safer balconies as plans have been submitted to replace the existing structures. Managed by Homes in Somerset, Saltlands House consists of 42 flats across three blocks on Saltlands Avenue, located just minutes from the upcoming regeneration of Northgate Docks.

Built between 1967 and 1975, the flats feature balconies made of glass and timber that have been described as “dilapidated,” “in poor condition,” and “in need of repair.” Due to increasing concerns about safety, particularly the risk of falling, the housing association has proposed a complete replacement of all 36 balconies across the three blocks.

The proposed refurbishment involves removing the current glazing and timber handrails and replacing them with new black steel panels and handrails, raised to a height of 1.1 metres. This upgrade aims to significantly reduce the risk of falls from the balconies onto the communal green space below while enhancing the overall appearance and durability of the building.

A spokesperson for Homes in Somerset stated, “The proposed works will improve the condition, safety, and visual appeal of all balconies across the three blocks. The higher railings will reduce the risk of falling and provide residents with greater confidence and reassurance when using their outdoor space, encouraging more frequent use of the balconies.”

As Bridgwater continues to grow, and in alignment with the Sedgemoor Local Plan, these improvements are seen as a vital step toward ensuring residents’ safety and well-being. Somerset Council is expected to review and decide on the balcony replacement proposals by late autumn. Homes in Somerset has not yet specified when the work would commence should permission be granted.
