Affordable Housing Boost Planned for Attractive Somerset Village with London Rail Link

A new residential development in the Somerset village of Templecombe is set to deliver more affordable homes than initially anticipated, following a partnership between Vistry Partnerships and the Abri housing association.

The plans involve the construction of up to 140 homes and a community facility on Bowden Road, at the southern edge of Templecombe, near the Dorset border. This area lies within the picturesque Blackmore Vale.

Outline planning permission was originally granted to Gleeson Strategic Land Ltd. in November 2023. After legal agreements were finalised in March 2025, Vistry Partnerships acquired the site and submitted updated proposals in January 2026, maintaining the same number of homes. Somerset Council is expected to decide on the revised plans before Christmas.

If approved, half of the new homes-around 70 properties-will be affordable, exceeding the usual 35% requirement in the former South Somerset district. This initiative forms part of a broader partnership delivering 314 affordable homes across three South West locations, including sites in Bristol and Weston-super-Mare.

Access to the development will be via a new junction on Bowden Road, close to West Street, with a spine road running through the site. Wessex Water is currently installing a new water main near the junction, with roadworks expected until 18 September.

Pedestrian and cycling access will link the development to the busy A357 Combe Hill road, leading to Henstridge and Wincanton. This path will also serve as an emergency access route when necessary.

The community facility, which could be a village hall or a new medical centre replacing the existing Templecombe Surgery, will be delivered separate to the housing. The need for an expanded or relocated medical centre was noted by NHS officials in 2020.

Additional amenities include two children’s play areas, a community orchard, and substantial green spaces to create buffers between existing homes and open countryside.

Susan Scholfield, Regional Managing Director of Vistry Bristol, highlighted the strong partnership with Abri and their commitment to providing high-quality homes in desirable locations. Abri’s Director of Development, Sally Ingham, emphasised the positive impact these homes will have on families and individuals by improving access to affordable housing and supporting community well-being.

Templecombe remains an attractive option for commuters due to its railway station, with South Western Railway offering hourly services to London Waterloo and Exeter St. David’s. Along with nearby amenities such as an ancient parish church, primary school, community café, Co-op store and a doctor’s surgery, the village offers a blend of rural charm and convenience.

The council’s decision on the Bowden Road proposals will likely be made through delegated powers but may be referred to the planning committee if considered necessary by local councillors.
