Backwell, a North Somerset village known for its scenic charm, is facing a significant increase in housing development. Rubix Land has announced plans to submit an outline planning application for up to 400 new homes on land to the east of the village. This new project is set to add to the already extraordinary volume of housebuilding in Backwell. On the western side of the village, planning permission has been granted for 515 homes, while an additional 215 houses are currently under development at Farleigh Fields, a vital green space known locally as the “green lung.” With a current housing stock of about 2,000 homes, this influx has been described as “unprecedented” by members of North Somerset Council’s planning committee.
The land east of Backwell, where Rubix intends to build, is identified in North Somerset Council’s draft local plan—a key document guiding future development and planning decisions. Rubix emphasizes that while the local plan remains in draft form, it is supported by extensive evidence and is becoming increasingly influential as it moves towards formal adoption.

The development proposal includes a new access road connecting near the leisure centre entrance from Farleigh Road (A370) to Station Road adjacent to the Nailsea railway station. The majority of the new homes would be constructed south of the railway line, with the northern fields designated as an “ecology park.” This park would feature wildflower meadows, orchards, and walking trails aimed at preserving a tranquil environment for community enjoyment.
Rubix Land highlights that the new housing development aims to be high-quality and sustainable, including 40% affordable homes to help local residents remain part of the community.
