40 New Homes Proposed as Logical Extension to Curry Rivel Village

Plans for up to 40 new homes in the Somerset village of Curry Rivel could soon move forward, pending approval from Somerset Council. Maple West Partnership has submitted outline proposals to develop housing west of Maple Road, nestled between Langport and Taunton.

The developer emphasizes that this project is a “logical extension” to the existing village, following extensive consultations with local residents and the parish council in 2025. The development aims to support and enhance local infrastructure and services while respecting the village’s character.

Located west of current homes on Maple Road and bordered by Dyers Road to the north, the site will feature access via Maple Drove, near the Stanchester Way children’s play area. A new bridge will span a nearby watercourse, with pedestrian access at the site’s northwest corner. To mitigate flood risk, an attenuation basin will be constructed at the southern edge, protecting nearby properties on Parsonage Place.

Of the 40 homes proposed, 14 will be affordable, meeting the council’s target of 35% affordable housing in developments of ten or more dwellings. Polden Planning Ltd., representing Maple West Partnership, highlights that community concerns about infrastructure impacts have been carefully addressed.

The development will contribute funds towards local facilities, including nearly £110,000 for play areas, sports pitches, changing rooms, and youth amenities, alongside £23,000 allocated to local health services, potentially benefitting Langport Surgery.

Given Curry Rivel’s location within the River Parrett catchment, the developer will implement phosphate mitigation measures to protect the Somerset Levels and Moors. This will likely involve acquiring phosphate credits through fallowing agricultural land in the area.

The spokesperson concluded that the development poses negligible planning harm and is well integrated with existing housing and amenities. Somerset Council is expected to decide on the plans by late summer. Due to the development’s size and community importance, the decision might be made publicly by the planning committee South rather than through delegated officer powers.

Additionally, West of England Developments (Taunton) Ltd. plans to begin building 18 homes on Abbey Close at the village’s eastern edge, following approval received in September 2025.
