A transformative new logistics and industrial hub is taking shape in Avonmouth with the completion of a £21.6 million development at Matrix 49. This project, managed for Equation Properties by McLaren Construction Midlands and North, delivers a state-of-the-art facility designed to enhance regional employment opportunities and sustainability.
Plot 3 of the 13-acre site now features a 219,660 sq. ft warehouse, complemented by over 11,000 sq. ft of modern office space, a control tower, gatehouse, parking, landscaping, and upgraded infrastructure including drainage and road access. The extended 65-acre Matrix 49 site is evolving into a key logistics hub, well-connected by major transport routes and designed to achieve BREEAM Excellent certification for its environmental performance.
Throughout construction, complex site challenges were expertly managed, including diverting a waterway and protecting local wildlife such as water voles in collaboration with ecological specialists. This highlights the project’s commitment to sustainability alongside operational excellence.

Construction is already underway on the next phase: Plot 4, a speculative 596,000 sq. ft warehouse, expected to be completed by April 2026.
